BUYING PROCESS

To ensure that the entire process is clear and secure for both – the Seller and the Buyer, all buying procedures are overseen and managed by a licensed local Realtor. Realtors act as a Notaries in Norway. Realtor is representative – adviser of both parties and moderate all the procedures.

1. Visiting the property or expressing interest remotely.

The first step involves either physically visiting the property or expressing interest from a distance through virtual tours and online listings. This allows potential buyers to get a sense of the property’s location, layout, and overall appeal.

2. Introduction of the property with a detailed sales brochure

Once interest is established, buyers receive comprehensive property documentation. This includes a detailed sales brochure that provides in-depth information about the property, such as features, amenities, floor plans, and neighborhood insights. The brochure is available both online and in printed form.

3. The buyer decides to purchase the property

After reviewing the property documentation and considering all factors, the Buyer makes the decision to proceed with the purchase. This decision marks the commitment to move forward in the buying process.

4. The buyer fills out the bidding form

The Buyer submits a formal bid by filling out a bidding form, which includes personal credentials, a chosen deadline for the bid, and bank details to confirm financial feasibility. The bidder has the flexibility to choose their preferred deadline for the bid submission. The Buyer is advised to go through all the details of bid document together with Realtors to make sure the form is filled properly.

5. Online identification provided by the buyer

The Buyer must provide valid identification to verify their identity. This process is completed online, ensuring that all necessary personal information is securely submitted and verified.

6. Finalization of the deal

Once the bid is accepted, the deal is finalized. At this point, the agreement cannot be canceled by either parties. This step is also managed online, streamlining the process and ensuring clarity and commitment from both sides.

7. Documents required to conclude the deal

Realtor sends the necessary documents to the Buyer, which include:
1) The purchase contract
2) D-number application
3) Financial information form
4) Buyer’s part of the deed
The Buyer must fill out, sign these documents, and send them back via post. Online signatures are not accepted, ensuring all documents are legally binding.

8. Payment is made to the Realtor's client account

The Buyer transfers the agreed-upon payment to the Realtor's client account. These funds are held in a frozen state, ensuring security for both parties until the property deed is officially registered.

9. Confirmed handover protocol

The final handover of the property involves a face-to-face meeting between the Realtor and Buyer to confirm the transfer of ownership. A handover protocol is signed electronically by both parties, ensuring all terms are met and the Buyer officially takes possession of the property.

10. D-number application in Norway

For non-resident buyers, obtaining a D-number is essential. Realtor submits the application on behalf of the Buyer to the Norwegian authorities. The process takes 3-8 weeks, during which the Buyer must visit Norway to have their identity verified in person either by Realtor or at the bank.

11. Property registration

LHM handles the registration of the property with the Norwegian land registry, Statens Kartverk. This formal process also takes 3-8 weeks and is crucial for legally transferring ownership to the Buyer.

12. Buying process finalization

Once the property is officially registered, the bank releases the frozen payment to LHM. This final step completes the transaction, ensuring that all financial and legal aspects are settled, and the Buyer can fully enjoy their new property.
